Personally, I think you can share a house. If you have a friend who is to lazy to build a house, let them set their 'spawn' at your house. So now whenever they rejoin a game, it's right in front of your house!

Only the owner of the house can change it (to avoid griefing). However, you are free to build a house in the world outside the city gates with your friend(s). Using the telecharger, you can save the location and move their very fast.
